Going forward, Bluecore is looking to acquire high-quality multifamily assets across the Sunbelt and continue to invest preferred equity in multifamily development projects.

Bluecore is adding an Asset Management Analyst to sit in the intersection of Operations and the Investment team. This role offers direct exposure to our Founders and they will working closely with senior leadership. Our Asset Management Analyst will support budgeting, underwriting analysis, and operational performance monitoring across our multifamily portfolio. This role is responsible for ensuring that asset-level operating performance is measured against underwriting assumptions and annual budgets — and for explaining why it diverges when it does. This is a high-visibility seat with direct exposure to portfolio leadership and a strong pathway into asset management or acquisitions.

Key Responsibilities

  • Asset Management
    • Prepare monthly and quarterly variance-to-budget analyses, decomposing variances into operational drivers (occupancy, lease trade-outs, renewals, controllable expenses), market conditions (rent trends, concessions, supply), and comparable property performance
    • Maintain and enhance market comp sets; track submarket rent, occupancy, and concession data to contextualize asset performance
    • Partner with Property Management to identify performance gaps, validate budget assumptions, and track corrective action plans
    • Build and maintain Excel models and reporting tools for budget-vs-actual tracking, trend analysis, and portfolio rollups
    • Extract and analyze property management system data (Yardi or similar) to support recurring reporting and ad hoc analysis
  • Analyze Underwriting
    • Analyze underwriting budgets and operating assumptions for multifamily assets at acquisition and throughout the hold period
    • Support investment reporting materials, including memos, return analysis, and scenario modeling
    • Assist in due diligence processes, including review of third-party reports and financial data
  • Budgeting
    • Support the annual budgeting process: build, model, and stress-test property-level operating budgets in partnership with Asset Management and Property Management
  • Investor Reporting
    • Support investor reporting with asset-level performance narratives and supporting schedules
    • Assist Asset Management with hold/sell analyses, refinancing support, and business plan updates

    • Leverage AI tools (e.g., Claude, ChatGPT, Excel integrations) to streamline analysis, underwriting, reporting, and workflows

Requirements

  • Bachelor's degree in Finance, Economics, Accounting, Business, or a related field
  • You have 1-4 years of experience in multifamily or commercial real estate — asset management, property accounting, acquisitions, FP&A, or valuation/appraisal backgrounds all considered
  • You have strong financial modeling skills in Excel, including the ability to build and audit models
  • You have familiarity with multifamily operating statements and key metrics, including NOI, economic occupancy, trade-outs, and expense ratios

Must Have:

  • Hands-on coding ability (not just "technical aptitude"). Comfortable building and modifying working examples in JavaScript and HTML/CSS, and explaining decisions clearly.

  • Proven experience working with REST APIs, webhooks, and event-driven integrations (authentication, payloads, retries, error handling, debugging).

  • Track record of building real technical artifacts such as serverless functions, lightweight backend services, automation scripts, or integration applets to prove out workflows and solutions in enterprise sales cycles.

  • Ability to translate technical concepts into business outcomes and guide technical + non-technical stakeholders through tradeoffs (security, time-to-value, maintainability, UX).

The Animal Legal Defense Fund’s mission is to protect the lives and advance the interests of animals through the legal system. The Animal Legal Defense Fund accomplishes this mission by filing high-impact lawsuits to protect animals from harm, providing free legal assistance and training to prosecutors to assure that animal abusers are held accountable for their crimes, supporting tough animal protection legislation and fighting legislation harmful to animals, gathering data about and advocating for effective regulation of animal exploitative industries and providing resources and opportunities to law students and professionals to advance the emerging field of animal law.

Role Description

The Criminal Justice Program (CJP) Animal Cruelty Case Specialist position furthers the mission of the Animal Legal Defense Fund (ALDF) to protect the lives and advance the interests of animals through the legal system, by providing prosecutors, law enforcement, animal control, veterinarians, and animal rescues with essential operational and forensic support on criminal animal cruelty cases and encouraging the investigation and prosecution of animal crimes to ensure justice for animal victims. The CJP Animal Cruelty Case Specialist triages all incoming reports of animal cruelty and maintains the active case database. The Animal Cruelty Case Specialist applies their experience and expertise to in-depth case-related research and to the training of key stakeholders. This position acts as a liaison across ALDF’s programs to disseminate approved case response information in a timely and responsible manner. The Animal Cruelty Case Specialist is accountable for the day-to-day management of their assigned cases and projects.

How You Will Make a Difference

Case Support

  • Receive reports of animal cruelty and requests for case assistance from professional stakeholders, the Administrative Manager, and other sources. Provide initial responses and triage via phone or email.
  • Exercise discretion in analyzing and recommending which cases CJP chooses to pursue, including communicating efficiently with complainants and advocates by phone and email; gathering relevant facts (through eyewitness accounts, media reports, and other sources as needed) for potential criminal cruelty cases; and identifying, after thorough independent analysis, those cases warranting further investigation and/or veterinary forensics.
  • Generate and categorize cases, and work with Managing Attorneys to assign cases to CJP staff according to department protocols. Ensure that complete and accurate case information is relayed in a timely fashion to the appropriate team members.
  • Input and access information using automated systems, make entries into automated record files, seek to maximize use of automated systems available to CJP to further efficiency and accuracy in case response and record keeping.
  • Maintain and organize all case-related records and documentation in a timely, logical, and confidential manner. Ensure that electronic logs of all legal cases are accurate and current. Review case notes to maintain consistent and timely response in all cases.
  • Conduct internet research on potential/active cases (i.e. Facebook, social media, news sources, and company websites). Provide basic assistance in research projects, special reports, and case information gathering. Prepare materials for meetings, court proceedings, and case discovery.
  • Follow up with professional stakeholders on case outcomes/resolutions where possible. Create and maintain a system for tracking date and time of upcoming court proceedings related to CJP-assisted cases.
  • Manage CJP grant processing for expert witnesses, forensic testing, and costs of care in criminal cases, coordinating with internal and external individuals as needed.
  • Inform and assist law enforcement, animal control, veterinarians, and animal rescues on animal cruelty case investigations and case strategies, including reviewing and advising on interview tactics, department policies and procedures, veterinary exams and reports, protective custody foster care programs and related agreements, and large-scale animal rescue implementation.
  • Participate in deployment to crime scenes and rescues as needed, exercising discretion in both the decision to travel on-site and the orchestration of such activities.
  • Assist with hands-on scene processing for animal cruelty cases, including identifying, collecting and packaging evidence; assisting with logistics and operational expertise; and assisting with other aspects of search and seizure operations and animal rescue support.
  • Provide support as requested to CJP Case Response Unit.

External Relationship Building and Outreach

  • Build strategic relationships with prosecutors, law enforcement, animal control, veterinarians, and animal rescues to facilitate agency assistance in forensics, crime scene processing, and veterinary medicine.
  • Schedule and conduct outreach and training presentations for various disciplines, including but not limited to law enforcement agencies, veterinarians, prosecutors, animal shelters and rescues, and social service agencies.

Internal Relationship Building

  • Proactively maintain intradepartmental relationships and act as a liaison to other programs.
  • Create and maintain system for sharing information about CJP case work and outcomes across departments and facilitate the sharing of information approved for public-facing materials.
  • Provide in-house expertise for staff on questions concerning Criminal Justice Program cases, animal cruelty cases in general, criminal investigation, veterinary forensics, animal rescue and sheltering.

Requirements

We Are Looking for Candidates With:

  • A bachelor’s degree in a related field desired; or 5 years equivalent work experience accepted in lieu of.
  • At least 3 years of experience in enforcement fieldwork operations, animal cruelty response, dispatch, and/or criminal case management.
  • Demonstrated veterinary forensics or animal cruelty enforcement expertise, including but not limited to, retaining related certifications in the field (such as Certificate in Veterinary Forensics, NACA certifications, FEMA certification, Property and Evidence Certifications, Police or Humane Officer certification).
  • The ability to handle sensitive and confidential information and materials according to the highest standards of confidentiality, chain of custody, and ethical conduct and exercise discretion in the use of related materials and information.
  • Excellent organizational and prioritization skills, with the ability to meet deadlines.

We Offer Competitive Compensation With Excellent Benefits, Including

  • Starting annual salary of $71,509 for most geographic locations.
  • For candidates located within 25 miles of Washington D.C., Cotati, CA, and Los Angeles, starting pay is $75,273.
  • For candidates located within 25 miles of New York City and San Francisco, starting pay is $79,036.

To ensure salary equity, we do not negotiate salary outside of the published starting rate. Rate is determined by role, using set geographical factors.

What You’ll Do

As Paralegal, you’ll take full ownership of the NDA & intake process. You’ll drive NDAs to execution independently, without attorneys needing to be involved. You’ll maintain a centralized legal intake process — a single place where requests come in, get triaged, and get worked — and then hold the rest of the company accountable to using it. You’ll own the signature pipeline end to end: queuing documents, sending them out, and tracking them to completion. Responsibilities

  • Own the end-to-end NDA process — draft, negotiate, and drive NDAs to execution independently, escalating to attorneys only on true edge cases.
  • Design and own a centralized legal intake process, replacing today’s scattered mix of personal email, Slack channels and DMs, and texts with a single, clear front door for legal requests.

HealthCorps is launching a new Growth & Strategic Partnerships Division, and the VP of Strategic Partnerships & Growth will be its architect, engine, and external face.     You will join our Products Business Line, within the Project Execution function, supporting project being executed globally.     Role Summary

    As a Project Scheduler, you will be responsible for developing, maintaining, and monitoring project schedules across all phases of global project execution. In this role, you will serve as the central hub of planning information, ensuring alignment and seamless coordination across engineering, procurement, QA/QC, and project management team.

    You will play a critical role in identifying schedule risks, forecasting potential delays, and recommending mitigation or recovery strategies to keep projects on track. This position requires strong planning discipline, excellent communication skills, and proven experience in mining or industrial projects where structured project scheduling is key. You will also support the proposal and sales teams during early opportunity phases.

    Key Responsibilities

    Project Planning & Scheduling

    • Develop baseline project schedules aligned with stakeholder input and engineering/manufacturing lead times for FLS mining products.
    • Continuously update and maintain project schedules, ensuring full synchronization with execution strategies.
    • Track and monitor project progress with engineering, procurement, and other contributors, providing timely updates to Project Managers.

    • Assist sales and proposal teams by preparing preliminary schedules for high-probability tenders.
    • Apply Earned Value Management (EVM) and other techniques for efficient tracking of engineering deliverables.
    • Maintain and improve planning systems, default data, and internal processes in alignment with best practices.
    • Work with minimal supervision, demonstrating ownership and autonomy.

    Qualifications & Experience

    • Degree in Mechanical Engineering, Electrical Engineering, Industrial Engineering, or a related field.
    • Minimum 5+ years of proven experience as a Project Planner/Scheduler in mining or heavy industry projects.
    • Strong knowledge of mining processes, capital equipment, and ideally FLSmidth products.
    • Expertise in MS Project is mandatory. Primavera P6 is added advantage
    • Strong knowledge in EVM & Progress reporting is must

    • Through broader and more technically challenging work assignments, the individual must develop a thorough understanding of field operations, policies, methods, and procedures.

    What You Will Need:

    Education and Experience

    • Qualifications from a tertiary institution within a relevant field of engineering or physical science (minimum two (2) years program); or
    • Qualifications from a marine or nautical institution and relevant seagoing experience as a certificated ship officer, and
    • Proficiency in the English language commensurate with the scope of statutory certification and services and, before assignment, with their future work.
    • Appropriate certification and/or licenses in areas of specialization may be required.

    Knowledge, Skills, And Abilities

    • Ability to develop a working knowledge of ABS Rules, Guides, statutory regulations, and related instructions, as well as the ABS Employee Safety Policy.
    • Ability to read engineering plans and have a basic understanding of shipbuilding practices and vessel operations.
    • Ability to perform surveys in the prescribed format.
    • Knowledge of computer programs or software packages related to job responsibilities.
    • Knowledge of related technical interfaces required for group project work.
    • Knowledge of ships' engineering systems and machinery.
    • Ability to communicate, orally and in writing, pertinent information relative to assigned area of technical expertise.
    • Ability to analyze problems and propose solutions.
    • Responsiveness to customers and the ability to work well with others.
    • Ability to become familiar with the ABS Health, Safety, Quality, and Environmental Management Systems.

    Physical Requirements:

    • Where allowed by local laws, a pre-employment physical examination is mandatory.
    • The role of surveyor/auditor requires sufficient physical strength, stamina, agility, and both visual and auditory acuity to perform the listed duties effectively.
    • The ability to climb vertical ladders up to nine meters and navigate steep steps is essential.
    • Shall be capable of working at heights on various staging and lifting equipment.
    • Shall be able to maneuver in tight spaces and work inside confined areas for extended periods, including kneeling and crawling.
    • The role may involve exposure to industrial environments, potential injury risks, extreme weather conditions, and demanding physical activities.
    • Shall be able to lift at least 25 lbs. / 11.34 kgs.
    • The use of small tools and the wearing of Personal Protective Equipment (PPE), in accordance with ABS safety procedures, may be required.
    • Where allowed by local laws, the surveyor will be required to successfully complete an annual physical that will recertify the individual can perform the physical actions required.

    Reporting Relationships:

    Will report to the Principal, Senior, or Surveyor-in-Charge of the assigned port. This position does not have any direct reports.

    Responsibilities
